Tap your equity without giving up your rate

Most Florida homeowners with equity also have a first mortgage rate they will never see again. A cash-out refinance throws that rate away on the entire balance. A second mortgage prices only the new money and leaves the first loan untouched.

Example. A Boca Raton homeowner owes $350,000 at 3.1% on a home now worth $700,000 and wants $150,000 to consolidate business debt and replace the roof.

Cash-out refinanceNew $500,000 loan, all of it at today’s rate
Bank statement second mortgage$350,000 stays at 3.1%; only $150,000 at today’s rate
Combined loan-to-value$500,000 ÷ $700,000 = 71%, well inside the 89.9% limit

Documentation

Three ways to qualify, none of them tax returns

The second mortgage accepts more kinds of self-employed income documentation than the HELOC. Pick whichever shows your income best.

1

12 months of bank statements

Personal or business. Eligible deposits are totaled, an expense factor as low as 25% is applied to business accounts, and the result is averaged monthly.

2

CPA P&L + 3 months of statements

A profit and loss statement prepared by your CPA, supported by the most recent 3 months of bank statements to show the deposits line up.

3

1099s + 3 months of statements

For contractors, realtors and consultants paid on 1099s. Your 1099 forms establish the income; 3 months of statements confirm it is still flowing.

Who it is for

  • Self-employed Florida homeowners with a low first-mortgage rate to protect
  • 1099 contractors and commission earners who prefer to qualify on 1099s
  • Business owners with a CPA-prepared P&L and a known funding need
  • Anyone who wants a fixed payment rather than a variable line
  • Real estate investors retiring hard-money debt with a set amount

Questions

Bank Statement Second Mortgage FAQ

What is a bank statement second mortgage? +
A bank statement second mortgage, also called a HELOAN or closed-end second, is a fixed-rate loan secured behind your existing first mortgage. You receive one lump sum at closing and repay it in equal monthly payments over a fixed term. Income is documented with bank statements, a CPA-prepared P&L or 1099s instead of tax returns. Loans go up to $750,000 at up to 89.9% combined loan-to-value.
How is a second mortgage different from a HELOC? +
A HELOC is a revolving line with a variable rate; you draw as needed and pay interest on the balance. A second mortgage is a one-time lump sum with a fixed rate and a fixed payment for the life of the loan. If you know exactly how much you need and want a payment that never changes, the second mortgage is usually the better fit. If you want ongoing access, look at the Bank Statement HELOC.
Can I get a second mortgage without refinancing my first mortgage? +
Yes, and that is the reason most Florida homeowners choose one. Your first mortgage, its balance and its rate stay exactly as they are. The second mortgage is a separate loan recorded behind it. If you locked in a rate in 2020 or 2021, a cash-out refinance would replace it with today’s rate on the whole balance; a second mortgage only prices the new money.
How can I document my income? +
Three ways, none of them tax returns: 12 months of bank statements; a CPA-prepared profit and loss statement plus 3 months of bank statements; or your 1099s plus 3 months of bank statements. The P&L and 1099 options are available on the second mortgage only, not on the HELOC.
What is the maximum loan amount and loan-to-value? +
Up to $750,000, and up to 89.9% combined loan-to-value, meaning your first mortgage plus the new second can total up to 89.9% of the appraised value. On a $700,000 Florida home with $350,000 owed, 89.9% is about $629,000, leaving roughly $279,000 of room, subject to underwriting.
Is the rate fixed? +
Yes. The bank statement second mortgage is a fixed-rate, fixed-term product only. Your payment on day one is your payment on the last day.
What do Florida homeowners use a bank statement second mortgage for? +
Consolidating credit card and business debt into one fixed payment, a single large renovation, a roof or impact windows ahead of hurricane season, paying off a hard-money or bridge loan, or funding a business expansion with a known amount. Anything where the number is known up front and a predictable payment matters.
